Gypsum wallboard was first introduced in the 1920's, and it completed changed interior wall construction. This product is also known as drywall, or sheetrock. The name Sheetrock is a registered trademark of the U.S.Gypsum Co.
There are many advantages of drywall over the traditional plaster wall covering methods. Gypsum wallboard is applied dry, as the name drywall implies, so no moisture need be introduced to the underlying structure during construction. You also don't waste time waiting for the plaster to dry, and construction can take place even in cold, moist weather periods. Other benefits:
Drywall is less expensive and less labor intensive to install
Finished wall interiors are easier to paint and maintain
Weighs significantly less than plaster, putting less stress on structures
Greater fire resistance that plaster- perhaps it's greatest benefit of all
How Gypsum Wallboard is Made
The raw material for drywall is gypsum, a whitish-grey mineral also known as calcium sulphate. This substance, mined from the ground, contains around 20% cystallized water, by weight, which gives gypsum wallboard the fire resistance it is known for.
After being mined, then crushed and dried, the gypsum treated with a steam process called calcination, which removes much of the crystallized water. This takes about a half hour. The next step is add water and other ingredients to form Plaster of Paris (Named after a large gypsum deposit at Montmartre in Paris ). The plaster is then sandwiched between two sheets of specially treated paper to form the finished wallboard.
Drywall Sizes
Gypsum wallboard is available in many forms, but the most common is a ½ inch thick sheet, 4 feet wide by 8 feet long. Lengths run from 6 to 16 feet, but the longer non-standard sizes usually cost more per squre foot.
Available thicknesses range from ¼ inch up to 5/8 in 1/8 graduations. As the sheets get thicker, the resistance to fire and soundproofing characteristics increase. Thicker drywall is also less to prone to sag when installed on ceilings.
Types of Gypsum Wallboard
A few of the different types of gypsum wallboard available are listed below:
Type X, with increased fire resistance rating
Vapor Barrier backing types, usually backed with foil to resist moisture
Water Resistant Core wallboard, for use in kitchens and bathrooms
Exteror wallboard, for use in exterior ceilings, soffits and eaves.

The Brevard County Unlicensed Contractor Program was developed to protect the public, ensure qualified contractors are legally advertising and properly insured to perform the work in their trade, and maintain the credibility of the Construction Industry.
Things to know:
All citizens pay for the effect of unlicensed activity on insurance costs, taxes, credit losses and for damage done to the owners, employees, and suppliers of licensed competitors.
Unlicensed contractors cannot pull permits. This means the plans for the work to be done are not inspected and may or may not meet the local building codes.
Doing business with an unlicensed contractor exposes consumers to a variety of risks involving liability claims, state and federal taxes, liens by vendors of material or labor, violations of law and the possibility that the job will not be completed in accordance with the minimum standards for the profession.
The unlicensed person or firm skirts such responsibilities as liability insurance, worker's compensation, unemployment compensation, social security and reporting withholding of taxes.
Installation of any major home appliance such as air conditioners, water heaters, electrical heaters, etc. by an Unlicensed Contractor may void the warranty on that product.
If an appliance is improperly installed by an Unlicensed Contractor (water heater explodes, cross connection runs sewage into the drinking water, an air conditioner fire, etc.), the property owner's insurance will not cover it.

*Tropical Storm Fay/Brevard county*
The 2008 Atlantic hurricane season was one of the busiest and costliest hurricane seasons ever, causing an estimated $54 billion in damage, the second highest after 2005, the year hurricanes Katrina and Rita devastated the Gulf Coast.
For Florida, most of the damage in 2008 was caust not by a hurricane, but a tropical storm that would not leave.
Tropical Storm Fay was the sixth named storm of the 2008 Atlantic hurricane season.
Fay first made landfall in the Florida Keys late in the afternoon of Aug. 18 before veering into the Gulf of Mexico.
It again made landfall near Naples, then pushed across Central Florida, eventually heading out to the Atlantic Ocean near Melbourne.
On Aug. 21, Fay made landfall again, this time in Volusia County near Daytona Beach, and continued west across the Panhandle.
As it zigzagged from water to land, it became the first storm in recorded history to make landfall in Florida four times.
In Central Florida, Fay spawned a tornado that destroyed nine homes in Barefoot Bay and damaged 51 others.
The city of Melbourne shattered a 50-year-old rainfall record after getting 11 inches in a 24-hour period.
Hundreds of homes across Brevard County were flooded. Damage alone in Brevard was said to be over $12 million.
In Volusia and Flagler counties, hundreds more homes were damaged as a result of the heavy rains that just sat over the area.
There were over 300 reports of property damage, and over $12 million of damage in Volusia County alone.
Damage reports continued to also pour in from Seminole, Orange and Osceola counties.
When the storm finally passed, the worries did not stop. The water needed somewhere to go, and many living by the rivers had to just wait and see what would happen.
The total damage from the storm was estimated at over $180 million, and 36 deaths have been blamed on Fay.

*Condo Remodel*
This was a interesting project.The cleint's wanted to remodel their entire Brevard county codominium. This was to include Popcorn removal, removing several walls to give a more modern open feel, Metal framing, drywall istallation, Installing Bullnose corner bead, Drywall finishing, Skip trowel texturing, Knockdown texturing, Priming w/ stain blocking primer and Painting w/ a top quality Paint. We were given 30 days to complete. All of the proper permits were pulled and all inspections were passed the first time. We kept in close contact w/ the homeowners, which made theis project go very smoothly and finish on time and within budget. I have learned long ago that working at a condominium is a lot different than at a single family residence. We always take special care to keep walkway's and elevator areas clean and free of any debris. By the end of this project I had given out many cards and a few written estimates. Not to mention the entire condo we ended up painting two floors below the remodel. Here's a few pictures I took. I'm a lot better @ drywall and painting than photography. LOL
This was an interesting project. 8 floors up and at a busy time for this Timeshare/Hotel in Cocoa beach,Florida. We were to repair any drywall as needed, retexture to match exisisting orange peel and knockdown textures. Prime and paint all walls, doors, jambs, casing, baseboards and crown molding throughout these Penthouse suites. We used Sherwin Williams promar 200 on all the painted surfaces. The hotel designers chose to go with a yellow on the walls and a nice bright white on all trim and doors. The thing with doing hotel renovations and repaints on an operating facility is tricky. There are the tight schedules due to these rooms are usually booked out way in advance. So these rooms need to be completed on a certain date. Or it cost's the hotel $$$. Then there's the noise factor. Only certain times that we can use our painting equipment ect.... This was not our first project for the hotel. So, they know we are a very capable and reliable Painting contractor and will do whatever it takes to get the job done right and on schedule. Doing every project this is part of our success. Which leads to our repeat customers and the good recommendations that these customers give to their friends, family and co-workers.

*Updating mirrored wall*
We were contacted and asked by the homeowner to take over this DIY (do it yourself) project. They explained to me that they had gotten in way over their heads. We were to take over removing a floor to ceiling wall mirror in their beachside home in Brevard County, Florida. As you can see in the remodeling project video below, a lot of mirror mastik glue was used to hold the mirrors on the wall. The deciscion was made by the homeowners and I that it would be more
cost effective to remove and replace the drywall then to repair all of the affected areas. Being that we are licensed Drywall and Painting company, we were the perfect contractor for this project. Once the drywall was removed, batt insulation and 5/8" fire rated drywall was installed at the customer's request. Next, cornerbead was added, the drywall was finished and the wall was textured with knockdown. To finish, the wall was primed and painted. Not only did this renovation update the look of this Indialantic home, it also increased the value!
Peck Drywall's customers can rest assured that Chinese drywall was not used on any of our projects. However, if you suspect that your home or business has Chinese drywall, we are prepared to preform a few checks as recommended by the State of Florida to confirm the possibility of tainted drywall. However, an estimated 30,000 Florida homes could contain sulfur-emitting Chinese drywall that reeks of rotten eggs, destroys residential wiring and appliances and could cause health problems.
Chances are Chinese drywall could have been used in your home if it was built between 2004 and 2007 so here's what you need to know:
Remove some of your light-switch plates. If the wires are covered in black soot there’s a problem.
Remove your air conditioning unit cover. If the coils are black that's a sign of trouble.
Look for an spot in your attic under the insulation, the name brand of your drywall should be visible by a seam. It should say made in the USA.
203(k) - How It Is Different
Most mortgage financing plans provide only permanent financing. That is, the lender will not usually close the loan and release the mortgage proceeds unless the condition and value of the property provide adequate loan security. When rehabilitation is involved, this means that a lender typically requires the improvements to be finished before a long-term mortgage is made.
When a homebuyer wants to purchase a house in need of repair or modernization, the homebuyer usually has to obtain financing first to purchase the dwelling; additional financing to do the rehabilitation construction; and a permanent mortgage when the work is completed to pay off the interim loans with a permanent mortgage. Often the interim financing (the acquisition and construction loans) involves relatively high interest rates and short amortization periods. The Section 203(k) program was designed to address this situation. The borrower can get just one mortgage loan, at a long-term fixed (or adjustable) rate, to finance both the acquisition and the rehabilitation of the property. To provide funds for the rehabilitation, the mortgage amount is based on the projected value of the property with the work completed, taking into account the cost of the work. To minimize the risk to the mortgage lender, the mortgage loan (the maximum allowable amount) is eligible for endorsement by HUD as soon as the mortgage proceeds are disbursed and a rehabilitation escrow account is established. At this point the lender has a fully-insured mortgage loan.
Eligible Property
To be eligible, the property must be a one- to four-family dwelling that has been completed for at least one year. The number of units on the site must be acceptable according to the provisions of local zoning requirements. All newly constructed units must be attached to the existing dwelling. Cooperative units are not eligible.
Homes that have been demolished, or will be razed as part of the rehabilitation work, are eligible provided some of the existing foundation system remains in place.
In addition to typical home rehabilitation projects, this program can be used to convert a one-family dwelling to a two-, three-, or four-family dwelling. An existing multi-unit dwelling could be decreased to a one- to four-family unit.
An existing house (or modular unit) on another site can be moved onto the mortgaged property; however, release of loan proceeds for the existing structure on the non-mortgaged property is not allowed until the new foundation has been properly inspected and the dwelling has been properly placed and secured to the new foundation.
A 203(k) mortgage may be originated on a "mixed use" residential property provided: (1) The property has no greater than 25 percent (for a one story building); 33 percent (for a three story building); and 49 percent (for a two story building) of its floor area used for commercial (storefront) purposes; (2) the commercial use will not affect the health and safety of the occupants of the residential property; and (3) the rehabilitation funds will only be used for the residential functions of the dwelling and areas used to access the residential part of the property.
This stucco repair in Merritt Island, Florida was due to a master bathroom remodel. In which the lower half of the window was filled in with block since the shower area was being reconfigured and made bigger. Then the block was scratch coated, textured, primed and painted to match the existing stucco walls. Inside we installed cement board at all of the wet areas, moisture resistant drywall @ the 10' ceilings and regular 1/2" drywall at the walls. After the drywall installation was complete, we installed plastic bullnose corner bead (to prevent from rusting) at all outside 90 degree corners. Then it was time for the drywall finishing and texturing. Ceilings were to be Skip Trowel and walls an Orange peel texture. We were asked to prime all of the ceilngs and walls of the bathroom remodel. The homeowner had not yet picked out the new colors for remodeled bathroom. So they decided to do their own DIY project at a later date.

This 1950's riverfront home in Melbourne just need a little TLC to make it look new and modern again. So, we removed the old plaster ceiling, installed new 5/8" drywall, finished the new drywall to a level 3 finish, textured the ceilings w/ Knockdown, Primed the entire garage with an oil base stain blocking primer and painted the walls, ceilings, shelving and garage door with Sherwin williams A100 exterior satin paint.

* "Ana" The first named storm of the 2009 Hurricane season, sets her sights on Florida's Eastcoast*
This is the latest formation date for the Atlantic basin’s “A” storm since 1992, when Andrew formed on August 17, not far from where Ana is now. Not to suggest that Ana is likely to be another Andrew, but it just goes to show that a slow-starting or below-average hurricane season is not a guarantee we won’t see any devastating storms in such a slow starting season. I added the hurricane tracking link below so we could all track Ana and any other storms that form this Hurricane season.
